Southgate Woods 2024 Budget

. After analyzing the operational costs for the past year along with the anticipated costs for 2024, the Board of Directors voted to increase assessments for the 2024 fiscal year. The homeowner assessments will increase to $88.65 per month, effective January 1st, 2024.

 

Assessment Payments:

  • Gates Hudson Community Management (GHCM) strongly recommends the use of electronic payments. Auto Draft, Recurring eCheck, One-Time eCheck and Credit/Debit Card options are available through the owner portal at https://portal.ghacm.com. Please log in and navigate to the ‘Billing’ page to review the available payment options.

 

  • Owners already using GHCM’s Auto Draft/ACH option will automatically have their assessment amounts adjusted for the new fiscal year. Owners using any other payment type must manually adjust their payment amount.

 

For informational purposes, the last Reserve Study recommends an annual contribution of $49,256 to the Replacement Reserves for 2024. As of 9/30/2023, the accumulated cash reserves set aside to repair, replace, or restore capital components is $229,954.09.

Southgate Wood 2023 Budget

All homeowners should have  received their 2023 Budget for the upcoming year. This is a friendly reminder that the 2023 monthly homeowners association fee will be in have an increase of 9%, making the monthly payments $86.56.  
 
Payments are due on the first of each month, payments received after the 14th of the month will incur a $10 late charge on the 15th.  

Please remember to adjust your automatic payment amount should you be making these payments through an automatic withdraw.

Fairfax County Police Meeting

August 4, 2017

Dear Southgate Woods Residents:

Dan Storck, the Supervisor of the Mt. Vernon District along with the Fairfax County Police, is hosting a community meeting at Pohick Church on Wednesday, August 9, 2017 at 7:00pm to discuss recent crime events in our area.

The meeting will be held in the basement of the education building which is across the grassy courtyard from the church. We encourage you to attend.

BROTHERS PAVING AND CONCRETE CORPORATION HAS BEEN CONTRACTED TO PROVIDE ASPHALT PARKING LOT MILLING and RE-SURFACING / RE-MARKING PARKING SPACESFOR SOUTHGATE WOODS . THE SCHEDULE AT THIS TIME FOR THIS PROJECT, WEATHER PERMITTING, IS AS FOLLOWS:

Asphalt and Curb Updating

Brothers Paving and Concrete will be milling and refurbishing the curbs throughout the community on the following dates (weather permitting):
 
Ardglass Drive - July 12, 13, & 14th
Rhondda Drive - July 14, 15 and 18th
Whernside Way - July 18, 19 and 20th
 
**ALL CARS MUST BE REMOVED DURING CONSTRUCTION BETWEEN 7AM AND 6PM**  ANY CAR LEFT AFTER THIS TIME WILL BE TOWED AT THE EXPENSE OF THE VEHICLE OWNER.  

Please Do Not Use The "No Parking 6 a.m. to 6 p.m. Mon. to Fri” Curbing on the Pohick Road Access Road between 6 a.m.- 6 p.m. You may use it all day on weekends. Please do not park in a designated fire lane!

Please remove any decorative borders and/or overhanging landscaping (flowers, shrubs, grass, etc.) from the marked locations as the contractor will need to have access to place forms along the border for the new concrete. The contractor will not be responsible for removal of and/or damage to any landscaping that may impede upon the designated work area.

Trash Guidelines

Dear Southgate Woods Residents,

We are beginning to see too many instances of household trash that is placed on the curb much too early in the day. In addition, loose household trash is frequently left at the common area litter receptacles. This is very unhealthy and unattractive!

Reminder!

Trash pickup days are Monday and Thursday.

Please have your trash and recycling bin on the curb by 6 a.m. on the day of pickup.
Recycling pickup day is Monday.

All household trash, yard debris and trash containers, including recycling containers, must be stored in the rear yard at all times.

ALL TRASH FOR PICKUP must be in a sturdy trash bag and/or trash can and shall not be put on the curb for trash pickup until after sunset on Sunday and Wednesday evenings. Please know that during the late spring and summer months sunset can be as late as 8:30 p.m.

AT NO TIME can trash or trash receptacles be stored on the front porch, front yard, side yard, common areas or curb areas. Please remove all delivered phone books, fliers, newspapers, etc. from the front porch and yard area immediately and recycle.

DO NOT use the common area litter cans to deposit any household trash or yard debris.

PLEASE REMIND your guests and children to deposit their empty drink containers, ice cream and snack wrappers into the common area litter cans.

We need to work together to keep our community clean.

Playgrounds

Southgate Woods is fortunate to have four playgrounds and generous open space to allow children to play and enjoy their time outside.

When the lights at the playgrounds come on at dusk we ask that families take their children home. This allows the residents of the homes closest to the playgrounds to have a quiet evening.
In addition, children who can ride a bicycle without training wheels are asked not to ride their bicycles on the sidewalks and asphalt walkways. We want to keep these areas safe for pedestrians. This also applies to scooters.

Just a reminder - we do not allow skateboards on any of the common areas within Southgate Woods. This would include our six streets, grassy areas, sidewalks, asphalt walkways and curbs and gutters.
